Start before the home search

A useful first step is a conversation about goals, income, recurring debts, available funds and timing. A mortgage pre-approval is different from a casual online estimate because documents and credit may be reviewed. It can also expose issues while there is still time to address them.

Compare the complete transaction

Price is only one number. Review principal and interest, mortgage insurance when applicable, property taxes, homeowners insurance, association dues, cash to close and reserves. Ask for more than one eligible structure when possible.

Build the right team

A responsive mortgage broker and buyer’s agent can coordinate offer timing, inspections, appraisal and closing. Continue to avoid new debt, large undocumented deposits and job changes unless you first discuss their possible effect on qualification.

Finish with informed consent

Before closing, compare the final Closing Disclosure with earlier estimates. Ask about any change you do not understand. Program eligibility, underwriting approval and acceptable property conditions must all be satisfied before funds can be issued.
